How it is calculated
- 01
The typical rent
For each area and type we take the annual rent in the middle of all rentals in the area over the last 12 months: half rent for more and half for less. New rentals and renewals both count.
- 02
Only with enough data
We only show areas and types with at least 100 rentals, so the figure is reliable.
- 03
Per month
It is the annual rent divided by 12.
- 04
The gross yield
If you enter the price, we divide the annual rent by it. It is before costs: service charges, management, empty months and taxes reduce it.
- 05
Currency
Rents are in dirhams and converted to euros or dollars at today’s rate.
Frequently asked questions
What is the price field for?
To work out the gross yield. Enter what the property costs or would cost and you will see what share of the price the rent returns each year. It is optional.
Is this what I will earn?
It is a guide to what is paid in the area. Your rent depends on the building, floor, views, condition and timing.
Does it include holiday rentals?
No. These are long-term rentals. Holiday letting can earn more, but with higher costs and more variation.
Can I change the currency?
Yes. At the top of the form you choose euros, dollars or dirhams and everything updates instantly.
Why is my area missing?
Because it does not have enough rentals for a reliable figure. Try a nearby area or “All of Dubai”.
