    How it is calculated

    1. 01

What you pay at each stage

We multiply the price by each stage’s share of the plan and place it in its month, from booking to the handover date in your SPA. At booking we add the DLD fee and AED 20 in fees, and at handover AED 520 for the title deed, map and fees. If a mortgage pays the handover, we deduct what the bank lends and add its costs.

    2. 02

      The yield

Gross is one year of rent divided by the price. For net we deduct management, the service charge, maintenance and insurance, plus empty months for long-term letting or utilities, internet and the permit for holiday letting, and divide by the full purchase cost. Taxes in your country are not deducted.

    3. 03

      Resale

The price grows by the percentage you choose each year from booking, and we also run it with no growth. We deduct the agency fee plus VAT, other costs and whatever is still owed, and add the net rent collected. Before handover we assume you have paid the developer’s minimum.

    Frequently asked questions

How do you calculate rental yield in Dubai?

Gross yield is one year of rent divided by the price. Net yield first deducts the service charge, management, empty months, maintenance and insurance, and divides by the price plus purchase fees.

What rental yield can you get in Dubai?

In the areas with the most rentals, gross yields on ready homes run from 5% to over 8%, based on rents and sales over the last 12 months. Net yield is lower once costs are deducted.

Which earns more in Dubai, long-term or holiday letting?

It depends on occupancy and the nightly rate. Holiday letting brings in more gross, but costs more to run: management, utilities, internet, the DET permit and furniture. The calculator shows both so you can compare.

Is this Dubai off-plan ROI calculator free?

Yes, and you see the full result without signing up. The figures are worked out in your browser. Only the PDF analysis asks for your name and email.

How much do I need when booking an off-plan property?

Usually the plan’s down payment, 10% or 20%, plus the 4% DLD fee if you pay it and AED 20 in fees. The rest is split between construction and handover according to the plan.

    Can I sell before handover?

Yes, once you have paid the minimum the developer sets in the contract. You get back what you have paid plus the price difference, minus resale costs, and the buyer takes over the rest of the plan.

    Are the figures exact?

No. They are an estimate based on your assumptions. Actual rent, price growth and costs may differ, and nobody can guarantee a return.
