Business Bay is the tower district by the canal, one metro stop from the Burj Khalifa, and the community with the fourth most rental contracts in Dubai. A ready 1-bedroom flat sells for a median of AED 1,450,000, about €351,000 or $395,000, and rents for about AED 85,000 a year, a gross yield of 5.5 to 6%. A square metre costs around AED 27,000, about €6,500: less than Downtown and well above JVC. Over the last year the median price has barely moved. Here you buy a central location and steady rental demand rather than a high yield, and the tower, the views and the service charge change the result a lot. We help you choose the project and support you at every step of the purchase.

What Business Bay is and where it is
Business Bay is a high-rise district in central Dubai, built around the extension of the Creek and the Dubai Water Canal. It covers about 4.3 million square metres and is one of Dubai Holding’s major communities, which it manages. Each tower is built by a different developer. In DLD records it appears under its own name, Business Bay, so its deals are easy to follow in the official data.
It is a mixed area: offices, hotels, shops and residential towers share the streets. Dubai Holding puts it at about 100,000 occupants and describes it as a district that draws entrepreneurs, professionals and families. It has parks, play areas, outdoor gyms, basketball courts, a dog park, a skate park and mosques. Almost everything is high-rise: the DLD register counts about 55,500 homes in 225 towers and no villas. One-bedroom flats are 44% and studios 25%.
It is reached from Sheikh Zayed Road and Al Khail Road. Business Bay metro station, on the Red Line, is one stop from Burj Khalifa/Dubai Mall. The DC2 water bus line also stops at Business Bay and Marasi and connects with Sheikh Zayed Road. It is an area where you can live without a car.
The Dubai Water Canal and life by the water
The Dubai Water Canal opened in November 2016 and linked Business Bay with the Gulf. Its final stretch is 3.2 km long, with promenades on both sides, a 2 km cycling track and five pedestrian bridges. Many Business Bay towers face the water, and that shows in what tenants ask for and in the price.
For an investor, the canal cuts two ways. First, homes with water views tend to be the most sought-after in the area. Second, not every tower has those views: some buildings on inner streets sell and let for less. The Business Bay median mixes both, so always compare with flats in the same tower or similar ones.
Property prices in Business Bay
Over the last 12 months, homes in Business Bay sold at a median of about AED 2,500 per square foot, about AED 27,000 per square metre, roughly €6,500 or $7,350. A square metre is 10.76 square feet, the unit everything is advertised in in Dubai.
The gap between new and ready is large. Off-plan, the median is around AED 2,750 per square foot, and for ready homes about AED 1,930. New towers come with current finishes and amenities, while ready stock includes buildings more than ten years old. Just over half of the area’s home sales are off-plan.
Since 2021 the median has gone from about AED 14,900 to about AED 27,000 per square metre, almost double. Over the last year, though, it has stayed practically flat and fewer sales were registered than in 2025. That is how prices have moved, not a forecast: they can rise, stall or fall, and each tower moves at its own pace.
What it rents for and the yield
This table matches the median rent for each type of home with what a ready home of the same type costs in Business Bay:
| Type | Typical size | Rent per year | Price of a ready home | Gross yield |
|---|---|---|---|---|
| Studio | 43 m² | AED 65,000 €15,755 | AED 1,020,000 €247,232 | 6–6.5% |
| 1 bedroom | 77 m² | AED 85,000 €20,603 | AED 1,450,000 €351,457 | 5.5–6% |
| 2 bedrooms | 129 m² | AED 130,000 €31,510 | AED 2,270,000 €550,211 | 5.5–6% |
| 3 bedrooms | 185 m² | AED 187,750 €45,508 | AED 3,330,000 €807,138 | 5.5–6% |
Studios yield the most, and from 1 bedroom upwards the yield stays between 5.5 and 6%. The 1-bedroom flat is the most rented type in the area, with more than 6,800 contracts a year. In total 15,000 tenancy contracts were registered in Ejari, the fourth community in Dubai, behind only JVC, International City and Silicon Oasis.
Costs come off the gross yield. The main one is the service charge, which in Business Bay has a median of AED 215 per square metre a year, among the highest in Dubai. This is how a 1-bedroom flat works out:
| AED | € | $ | |
|---|---|---|---|
| Annual rent of a 1-bedroom flat | AED 85,000 | €20,603 | $23,145 |
| Service charge, 77 sq m at AED 215/sq m | AED −16,555 | €−4,013 | $−4,508 |
| What you keep before management and empty periods | AED 68,445 | €16,590 | $18,637 |
Approximate figures, for illustration only.
On a price of AED 1,450,000, that AED 68,445 is just over 4.5% before management, empty months and maintenance. Also ask whether the tower bills chiller separately, as it can add a fair amount to fixed costs. Try other figures in the rent estimator, which already has a 1-bedroom flat in Business Bay set up with its price. If you want to let by the night, see the guide to the holiday home permit.
Buying off-plan in Business Bay
There is little free land left in Business Bay, so fewer projects launch than in growing areas. From January to October 2026, six new off-plan projects were registered with the DLD in the area, against fifteen in JVC. For you that cuts both ways:
- There is less competition at handover than in areas where dozens of buildings go up at once.
- New is expensive. The off-plan price per square metre is well above that of finished towers, and that gap has to be earned back through rent or resale.
Buying off-plan lets you pay gradually during construction under a payment plan. In exchange, you wait for handover to let it. Everything you pay goes into the project’s escrow account and the purchase is registered in Oqood. Try a 60/40 plan in the off-plan calculator, which already has an AED 1,450,000 example, the median price of a ready 1-bedroom flat, and compare both options in the guide to off-plan or ready.
Very large developers build in Business Bay alongside small ones. Before booking, check the developer as explained in the guide to choosing a Dubai developer. We present Business Bay projects that suit your budget and go through the contract with you before you book.
If you are still weighing up both options, the differences in price, payments and rent are in the guide to off-plan vs ready property in Dubai.
What to check in a Business Bay tower
In a tower district, two flats of the same size can perform very differently. These are the differences that matter most:
| What to look at | What to check | Why it matters in Business Bay |
|---|---|---|
| The tower | Service charge, cooling, parking and finish quality | In Business Bay the fee ranges from about 50 to almost 600 AED per sq m depending on the building |
| Views and street | Whether it faces the canal, another tower or a back street | A waterfront tower and one on a back street are registered in the same area |
| Type of unit | Whether the title shows it as a home or as a hotel apartment | A hotel apartment cannot be let by the night with a holiday home permit |
| Distance to the metro | Minutes on foot to Business Bay station or the canal water bus | It matters a lot to tenants without a car |
| Developer and handover | Registration, licence, construction progress and how many towers hand over nearby at once | Business Bay mixes very large developers with small ones |
The service charge is the best example. The Business Bay median is AED 215 per square metre, but some buildings are below 60 and others above 550. On a 77 sq m flat, that ranges from about AED 4,000 to almost AED 45,000 a year. Check the specific building’s fee in the DLD index, as explained in the guide to service charges by area.
Check what you are buying too. Business Bay has hotel apartments and mixed-use towers, and the title deed states what each unit is. If you plan to let by the night, the unit has to be a home: hotel apartments cannot hold a holiday home permit.
Access and roadworks in Business Bay
Rush hour at the entrances from Sheikh Zayed Road is the area’s weak point. In March 2025 the RTA and Dubai Holding signed an access improvement agreement that includes Business Bay:
- Entry junctions from Sheikh Zayed Road. Improvements at the intersections leading into Business Bay.
- A pedestrian bridge at the Business Bay junction with First Al Khail Road.
- Inner roads in the towers area. The RTA expects up to 30% less time on entries, exits and internal routes.
Better access usually helps demand in an area, but there is no way to know how much it will show in prices or rents. Treat it as a plus, not a promise.
Business Bay compared with Downtown, Dubai Marina and JVC
This is how Business Bay sits next to other areas where people buy to let:
| Area | Price, AED per sq m | 1-bedroom rent per year | Gross yield | Service charge, AED per sq m a year | Metro |
|---|---|---|---|---|---|
| Business Bay | 26,716 | AED 85,000 | 5.5–6% | 215 | Yes, Red Line |
| Downtown Dubai | 31,075 | AED 115,000 | 5–5.5% | 204 | Yes, Red Line |
| Dubai Marina | 24,800 | AED 90,000 | 5.5–6% | 176 | Yes, Red Line and tram |
| Jumeirah Village Circle | 16,006 | AED 70,000 | 6–6.5% | 184 | No |
Business Bay is cheaper than Downtown, its neighbour, with lower rents and a better yield. Against Dubai Marina, the square metre is a little dearer and the yield similar. And against JVC it costs almost twice as much per square metre and yields less, but it is central and has a metro. If you want the highest yield, see the guide to investing in JVC. If you want a central area with strong rental demand, Business Bay is one of the most balanced options. What suits you depends on your budget and whether you want income or growth.
Investing in Business Bay from the UK or the US
Buying in Business Bay is the same wherever you live: the purchase is registered with the DLD in your name and can be done remotely. What changes is the currency, how you send money and what you declare at home. If you do not travel to sign a step, you will need a power of attorney, and as the UAE is not part of the Apostille Convention it is legalised in a chain: notary, your foreign ministry, the UAE embassy and the UAE Ministry of Foreign Affairs. How to move the money is in the guide to sending money to Dubai.
Investing in Business Bay from the UK
A ready 1-bedroom flat at AED 1,450,000 is about $395,000. In pounds it depends on the day’s rate, as the dirham is pegged to the dollar and the pound-dirham rate moves with the pound-dollar rate. UK residents normally pay tax on foreign rental income, so the rent goes on your return to HMRC. Dubai is 4 hours ahead of the UK in winter and 3 in summer.
Investing in Business Bay from the US
With the dirham pegged to the dollar, that flat is about $395,000 and there is no currency risk. As a US citizen or resident you report the rent to the IRS, and if your foreign accounts exceed $10,000 you file an FBAR. New York and Miami are 9 hours behind Dubai in winter and 8 in summer.
From anywhere else
The purchase is the same. For what you declare at home, ask a tax adviser in your country.
