JVC is the Dubai area with the most rental contracts and the second most sales over the last 12 months. A ready 1-bedroom flat sells for a median of AED 1,035,000, about €251,000 or $282,000, and rents for about AED 70,000 a year, a gross yield of 6.5 to 7%. Studios yield a little more and larger flats a little less. A square metre costs around AED 16,000, about €3,900, well below Dubai Marina or Business Bay. There is a lot of new off-plan supply, so the building, the developer and the handover date matter more than the area. We help you choose the project and support you at every step of the purchase.

What JVC is and where it is
Jumeirah Village Circle, JVC to almost everyone, is a 560-hectare residential community in south-west Dubai. The master developer is Nakheel, which laid out the roads, parks and amenities and sold most plots to other developers, who build each block. In DLD records it appears as Al Barsha South Fourth, which is useful if you look up deals in the official data.
It is reached from three roads: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Nakheel puts it at about 15 minutes’ drive from Palm Jumeirah, 18 from Dubai Marina and 22 from Downtown. There is no metro inside the community. The nearest station Nakheel mentions, Al Khail, is about 12 minutes away by car, so JVC is an area for getting around by car, taxi or bus.
It mixes low and mid-rise apartment buildings with villas and townhouses. It has parks spread across the community, schools, mosques, sports courts and its own mall, Circle Mall. It is a quiet, family-oriented area, and that explains much of its rental demand.
Why JVC is one of the most popular areas to invest in
The last 12 months of data sum it up:
- It is the most rented area in Dubai. 29,831 tenancy contracts were registered in Ejari, more than in any other community. For an investor that means strong demand and rents that are easy to compare.
- It has the second most sales. 11,859 transactions, behind only Dubai South. A deep market also makes reselling easier, including selling off-plan before handover.
- Entry prices are lower than in central areas. A square metre costs around half as much as in Downtown and about two thirds of Dubai Marina.
- Gross yields are higher than in the expensive areas. Between 6 and 6.5% on average, against just over 5% in Downtown.
That is why JVC is often one of the first areas people look at when they start investing in Dubai. Compare it with others in the guide to rental yields by area.
Property prices in JVC
Over the last 12 months, homes in JVC sold at a median of AED 1,487 per square foot, about AED 16,000 per square metre, roughly €3,900 or $4,400. A square metre is 10.76 square feet, the unit everything is advertised in in Dubai.
New and ready homes differ. Off-plan, the median was about AED 1,580 per square foot, and for ready homes about AED 1,300. Part of the gap is that off-plan is new while ready stock includes older buildings.
Since 2021 the median has gone from about AED 8,900 to about AED 16,000 per square metre. That is how prices have moved, not a forecast: they can rise, stall or fall, and each building moves at its own pace.
What it rents for and the yield
This table matches the median rent for each type of home with what a ready home of the same type costs in JVC:
| Type | Typical size | Rent per year | Price of a ready home | Gross yield |
|---|---|---|---|---|
| Studio | 38 m² | AED 48,000 €11,634 | AED 610,000 €147,854 | 7.5–8% |
| 1 bedroom | 73 m² | AED 70,000 €16,967 | AED 1,035,000 €250,867 | 6.5–7% |
| 2 bedrooms | 115 m² | AED 95,000 €23,026 | AED 1,500,000 €363,576 | 6–6.5% |
| 3 bedrooms | 145 m² | AED 150,000 €36,358 | AED 2,443,000 €592,144 | 6–6.5% |
Studios give the highest yield and 2 and 3-bedroom flats the lowest, as in most of Dubai. The 1-bedroom flat is the most rented type in the area, with more than 15,600 contracts a year.
Costs come off the gross yield. The main one is the service charge, which in JVC has a median of AED 184 per square metre a year. This is how a 1-bedroom flat works out:
| AED | € | $ | |
|---|---|---|---|
| Annual rent of a 1-bedroom flat | AED 70,000 | €16,967 | $19,061 |
| Service charge, 73 sq m at AED 184/sq m | AED −13,432 | €−3,256 | $−3,657 |
| What you keep before management and empty periods | AED 56,568 | €13,711 | $15,403 |
Approximate figures, for illustration only.
On a price of AED 1,035,000, that AED 56,568 is just under 5.5% before management, empty months and maintenance. Try other figures in the rent estimator, which already has a 1-bedroom flat in JVC set up. If you want to let by the night, see the guide to the holiday home permit.
Buying off-plan in JVC
JVC is still growing. From January to October 2026, 15 new off-plan projects were registered with the DLD in the area, with 4,137 homes in total, among the highest figures in Dubai. For you that cuts both ways:
- There is plenty of choice: very different prices, sizes and payment plans, including plans with payments after handover.
- There is a lot of competition at handover. If several nearby buildings hand over at the same time, there will be more new flats looking for tenants at first. It is worth working out the yield with a cautious rent.
Buying off-plan lets you pay gradually during construction and often get in below the price the finished home will have. In exchange, you wait for handover to let it. Everything you pay goes into the project’s escrow account and the purchase is registered in Oqood. Try a 60/40 plan in the off-plan calculator, which already has an AED 1,000,000 example, and compare both options in the guide to payment plans.
Many small and mid-sized developers build in JVC alongside very well-known ones. Before booking, check the developer as explained in the guide to choosing a Dubai developer. We present JVC projects that suit your budget and go through the contract with you before you book.
If you are still weighing up both options, the differences in price, payments and rent are in the guide to off-plan vs ready property in Dubai.
What to check in a JVC building
In an area this big, two flats of the same size can perform very differently. These are the differences that matter most:
| What to look at | What to check | Why it matters in JVC |
|---|---|---|
| The building | Service charge, finish quality, parking and pool | In JVC the fee ranges from about 30 to more than 450 AED per sq m depending on the building |
| Where in JVC | Distance to the exits, a park and Circle Mall | Reaching Hessa Street in two minutes is not the same as crossing the whole community |
| The developer | Registration, licence and finished projects at the DLD | Many small and mid-sized developers build in JVC |
| The handover date | How many buildings hand over at the same time near yours | More new supply at once can lengthen the time to let |
| The payment plan | Deposit, payments during construction and after handover | It varies a lot from one project to another |
The service charge is the best example. The JVC median is AED 184 per square metre, but some buildings are below 40 and others above 450. On a 73 sq m flat, that ranges from under AED 3,000 to over AED 33,000 a year. Check the specific building’s fee in the DLD index, as explained in the guide to service charges by area.
Access and roadworks in JVC
Rush-hour traffic in and out is the most common complaint from JVC residents, and the Dubai Government is tackling it with roadworks:
- Hessa Street, phase 1. Widens Hessa Street to four lanes each way between Sheikh Zayed Road and Al Khail Road. The RTA planned to finish it in the second quarter of 2026.
- Hessa Street, phase 2. In February 2026 the contract was awarded for the 3 km stretch between Al Khail Road and Sheikh Mohammed Bin Zayed Road, the one running alongside JVC. It includes a 780-metre bridge with three lanes each way between Al Khamila Street and JVC, a 480-metre tunnel from JVC towards Sheikh Mohammed Bin Zayed Road and several new entry and exit ramps.
Better access usually helps demand in an area, but there is no way to know how much it will show in prices or rents. Treat it as a plus, not a promise.
JVC compared with other Dubai areas
This is how JVC sits next to other areas where people buy to let:
| Area | Price, AED per sq m | 1-bedroom rent per year | Gross yield | Service charge, AED per sq m a year |
|---|---|---|---|---|
| Jumeirah Village Circle | 16,006 | AED 70,000 | 6–6.5% | 184 |
| Arjan | 16,899 | AED 68,000 | 7–7.5% | 169 |
| Dubai Sports City | 14,370 | AED 56,000 | 7.5–8% | 170 |
| Business Bay | 26,716 | AED 85,000 | 5.5–6% | 215 |
| Dubai Marina | 24,800 | AED 90,000 | 5.5–6% | 176 |
| Downtown Dubai | 31,075 | AED 115,000 | 5–5.5% | 204 |
JVC sits in the middle: cheaper than the central areas and with a better yield, but with higher rents than further-out areas such as Dubai Sports City. Arjan, next door, has similar prices and rents. If you are after capital growth more than income, central areas cost more but attract a different kind of buyer. What suits you depends on your budget and whether you want income or growth. If you are weighing up a central area, the same data is in the guide to investing in Business Bay.
Investing in JVC from the UK or the US
Buying in JVC is the same wherever you live: the purchase is registered with the DLD in your name and can be done remotely. What changes is the currency, how you send money and what you declare at home. If you do not travel to sign a step, you will need a power of attorney, and as the UAE is not part of the Apostille Convention it is legalised in a chain: notary, your foreign ministry, the UAE embassy and the UAE Ministry of Foreign Affairs. How to pay is in the payment methods guide.
Investing in JVC from the UK
A ready 1-bedroom flat at AED 1,035,000 is about $282,000. In pounds it depends on the day’s rate, as the dirham is pegged to the dollar and the pound-dirham rate moves with the pound-dollar rate. UK residents normally pay tax on foreign rental income, so the rent goes on your return to HMRC. Dubai is 4 hours ahead of the UK in winter and 3 in summer.
Investing in JVC from the US
With the dirham pegged to the dollar, that flat is about $282,000 and there is no currency risk. As a US citizen or resident you report the rent to the IRS, and if your foreign accounts exceed $10,000 you file an FBAR. New York and Miami are 9 hours behind Dubai in winter and 8 in summer.
From anywhere else
The purchase is the same. For what you declare at home, ask a tax adviser in your country.
Things to keep in mind
- JVC has strong rental demand: it is the Dubai area with the most contracts.
- A ready 1-bedroom flat is around AED 1,035,000 and rents for about AED 70,000 a year.
- Studios yield more gross and larger flats less.
- Deduct the specific building’s service charge: in JVC it varies a lot.
- There is a lot of new supply: work with a cautious rent for the handover year.
- Check the developer, the escrow account and the contract before booking.
- The Hessa Street works will improve access, without guaranteeing anything on price.
