Off-plan vs ready property in Dubai: which suits you in 2026

Off-plan or ready property in Dubai: differences, costs and which suits you

Quick answer

About 3 in every 4 homes sold in Dubai are off-plan: over the last 12 months they were 74% of the sales registered with the DLD. Off-plan you pay in instalments during construction, your money goes into an escrow account and the home is brand new, but you earn no rent until handover. A ready home is paid in full at signing, or with a mortgage, and you can let it from the first month. If you want income now or a mortgage, a ready home usually fits better. If you prefer to pay gradually and have a new home, off-plan. We help you compare both options with real numbers and support you at every step of the purchase.

The difference between off-plan and ready

Buying off-plan means buying a home that is still being built, from the developer. You sign the sale and purchase agreement, the SPA, pay under a payment plan as construction progresses and receive the home on the handover date. Everything you pay goes into the project’s escrow account and the purchase is entered in Oqood, the DLD’s interim register.

Buying a ready home means buying something that already exists, almost always from another owner. You view it, pay the price on transfer day at a DLD trustee office and leave with the title deed in your name. From that day it is yours to live in or let.

Both are safe purchases when done properly. What changes is when you pay, when you start earning from it and the risks you take along the way.

What sells most in Dubai

Off-plan dominates the market. In the 12 months to October 2026 the DLD registered 155,994 sales of flats and villas, and 115,716 were off-plan, 74%. Five years ago it was the other way round: in 2021 off-plan was under half.

That most people buy off-plan does not make it the best choice for everyone. It shows there is a lot of new supply and many developers launching projects, which gives you choice, but also more competition when those buildings hand over and look for tenants.

Off-plan vs ready: side by side

These are the differences that weigh most on your decision:

The mortgage limits are those set by the Central Bank of the UAE. If you do not live in the Emirates, each bank also sets its own terms, as explained in the guide to mortgages for non-residents.

Price: is off-plan cheaper?

It depends on what you compare it with. Over the last 12 months, off-plan homes in Dubai sold at a median of about AED 19,400 per square metre, roughly $5,300, and ready homes at about AED 15,300, roughly $4,200. At first sight, ready is cheaper.

But these are not like for like. Off-plan is new and concentrated in recent areas and buildings, while ready stock includes buildings that are many years old. What usually happens is that an off-plan home sells below what the same building will cost once finished, which is why many investors buy at launch. That gap is not guaranteed: it depends on the area, the developer and the market on handover day.

Look at JVC, the most rented area in Dubai:

Medians over the last 12 months.

Gross yield at that rentJust over 6%, from handover6.5 to 7%, from today

The off-plan flat costs more than the median ready one, because it competes with older buildings. In exchange, it is new, carries the developer’s warranty and you pay in instalments. We cover it in detail in the guide to investing in JVC.

How much money you need and when

This is the biggest practical difference. At the same price, money leaves your account at very different speeds:

AED 1,000,000 home. Assumes you pay the full 4% DLD fee; the ready home adds the trustee office fee with VAT.

Approximate figures, for illustration only.

Off-plan, at signing you only need the deposit and the 4% DLD fee, and the rest is paid over two or three years. At some launches the developer pays part or all of the 4%. With a ready home you pay everything at once unless you finance it: with a 60% mortgage you would need about AED 400,000 plus costs at signing, and the cost of registering the mortgage. Each cost is in the guide to the costs of buying in Dubai, and the usual plans in the guide to off-plan payment plans.

Try your own figures in the off-plan calculator, which already has an AED 1,000,000 60/40 plan set up.

Rent and yield in each case

A ready home starts earning as soon as you find a tenant and register the lease in Ejari. A 1-bedroom flat in JVC rents for a median of AED 70,000 a year, about $19,100, and bought ready it gives a gross yield of 6.5 to 7%. Work out yours in the rent estimator, which already has that flat set up.

Off-plan there is no rent until handover. In exchange, during construction you have only paid part of the price, and the money you have not paid yet can stay in your account. When you get the keys, you compete with the other new flats handed over at the same time, so it is worth working with a cautious rent for the first year. What each area rents for is in the guide to rental yields by area.

In both cases the service charge comes off. On a ready home you pay it from day one. Off-plan, from the date your contract sets. What it costs in each area is in the guide to service charges.

Pros and risks of buying off-plan

The good:

  • You pay in instalments. The deposit and the 4% get you started, and the rest is spread over construction.
  • Your money is protected. The law requires it all to go into the project’s escrow account, and the bank only releases it to the developer as construction progresses.
  • A new home with a warranty. The developer is liable for the structure for 10 years and for installations for 1 year.
  • More choice of sizes, areas and payment plans, including plans with payments after handover.

What to watch:

  • The handover date can move. How much leeway the developer has and what happens if it is late is set by each contract.
  • The market can change between purchase and handover, for better or worse.
  • You have to keep up with the plan. If you stop paying, the DLD gives you 30 days to catch up and, if not, the developer can cancel and keep up to 25% or 40% of the price, depending on how far construction has gone.
  • Reselling before handover needs the developer’s consent, and each sets its own conditions. See the guide to selling off-plan before handover.

Almost everything comes down to choosing the right developer and contract. See how to check them in the guide to choosing a Dubai developer. We go through the payment plan and terms of each project with you before you book.

Pros and risks of buying ready

The good:

  • You see what you buy: the home, the finishes, the building, the view and the traffic in the area.
  • It earns from the first month if you let it.
  • Better financing. Banks lend more than off-plan, from day one.
  • The title deed is yours at signing, and with it you can apply for the Golden Visa if the value reaches AED 2,000,000.

What to watch:

  • You need all the money at once, or the deposit and mortgage approval.
  • The state of the building. An older building may need repairs and have a higher service charge. Ask the seller for the fee and the payment status.
  • If you buy with a tenant in place, the lease stays in force and you can only get the home back in the cases the law sets, with 12 months’ notice.
  • The seller must provide the developer’s NOC, its consent to the sale.

We help you check the paperwork for the home and the building and support you through the transfer.

Which suits your goal

There is no single best option. This table sums up which usually fits, depending on what you want:

If what you want is…Usually the better fitWhy
Earning rent as soon as possibleReadyYou can let it as soon as you buy it
Paying graduallyOff-planYou spread payment over construction and, on some plans, after handover
Buying with a mortgageReadyBanks lend more, from day one
A new home with a warrantyOff-planIt is brand new and the developer is liable for the structure for 10 years
Seeing exactly what you buyReadyYou visit the home, the building and the area as they are
The Golden Visa as soon as possibleReadyWith the title deed in your name the process is straightforward
Reselling before you finish payingOff-plan, with caveatsIt depends on what each developer requires to give its consent

Many investors combine the two: a ready home for income now and an off-plan one to pay gradually and get something new. What suits you depends on your budget, when you need income and how you will pay. What you pay at each stage is in the guide to how much money you need to invest in Dubai, and the whole process in the one on buying off-plan property in Dubai from abroad. For residency, the requirements are in the guide to the Golden Visa through property.

Buying off-plan or ready from the UK or the US

Both purchases are the same wherever you live: they are registered with the DLD in your name and can be done remotely. What changes is the currency, how you send money and what you declare at home. One practical difference: off-plan you send several transfers during construction, and with a ready home, one large one on transfer day. If you do not travel to sign, you will need a power of attorney, and as the UAE is not part of the Apostille Convention it is legalised in a chain: notary, your foreign ministry, the UAE embassy and the UAE Ministry of Foreign Affairs.

Buying off-plan or ready in Dubai from the UK

The dirham is pegged to the dollar, so what you pay in pounds moves with the pound-dollar rate. Off-plan, spreading payments over several months also spreads that currency risk. UK residents normally pay tax on foreign rental income, so the rent goes on your return to HMRC. Dubai is 4 hours ahead of the UK in winter and 3 in summer.

Buying off-plan or ready in Dubai from the US

Paying in dollars carries no currency risk, whether in one payment or several. As a US citizen or resident you report the rent to the IRS, and if your foreign accounts exceed $10,000 you file an FBAR. New York and Miami are 9 hours behind Dubai in winter and 8 in summer.

From anywhere else

The purchase is the same. For what you declare at home, ask a tax adviser in your country.

Things to keep in mind

  • About 3 in every 4 homes sold in Dubai are off-plan.
  • Off-plan you pay in instalments and get a new home, but no rent until handover.
  • Ready, you pay in full at signing or with a mortgage and let it from the first month.
  • Banks lend at most 50% off-plan and more on a ready home.
  • Off-plan is not always cheaper than ready in the same area: compare it with similar buildings.
  • Off-plan, pay only into the escrow account and check the developer.
  • Ready, ask for the service charge, the NOC and whether there is a tenant.

If you are not sure which option suits you, we help you compare off-plan projects and ready homes against your budget, and support you through the booking, payments and registration.

Frequently asked questions

Is it better to buy off-plan or ready property in Dubai?

It depends on your goal. If you want income now or a mortgage, a ready home usually fits better. If you prefer to pay in instalments and get a new home with a warranty, off-plan.

Is off-plan cheaper in Dubai?

Not always. It is usually cheaper than the same building once finished, but at the Dubai median an off-plan square metre costs more than a ready one, because ready stock includes older buildings.

How much property in Dubai is sold off-plan?

In the 12 months to October 2026, 74% of the flat and villa sales registered with the DLD were off-plan.

Can I get a mortgage on an off-plan home?

Yes, but the Central Bank caps it at 50% of the value. On a ready home it goes up to 60% for an investment and 80% for your first home, and each bank sets its own terms for non-residents.

When can I let an off-plan home?

From handover. Until then there is no rent, though you have not paid the full price either.

What happens if the developer is late?

The date and the leeway are set by each contract. Your money is in the project’s escrow account, which the bank only releases as construction progresses.

Can I buy off-plan or ready from the UK?

Yes, both remotely. The rent goes on your return to HMRC if you are UK resident, and the pound-dirham rate moves with the pound-dollar rate.

Can I buy off-plan or ready from the US?

Yes. Paying in dollars carries no currency risk. You report the rent to the IRS and file an FBAR if your foreign accounts exceed $10,000.
