Investing in Dubai Marina: prices, rents and yields

Investing in Dubai Marina: prices, rents and yields by the water

Andy Mederos · Broker and investor in Dubai · Updated: · 14 min read

Quick answer

Investing in Dubai Marina means buying in one of Dubai’s most established areas: towers around a 3.5 km canal, next to JBR beach, with a metro and a tram. A ready 1-bedroom flat sells for a median of AED 1,590,000, about €389,000 or $433,000, and rents for about AED 90,000 a year, a gross yield of around 5.5%. In towers handed over in the last 3 years the price rises far more than the rent and the yield drops to close to 4%. Almost everything sold here is resale: only one sale in five is off-plan. Ready-flat prices have risen about 75% since 2021, after falling between 2015 and 2019. Here you buy location, liquidity and rental demand, short lets included, rather than a high yield, and the age of the tower, the views and the service charge change the result a lot. We help you choose the home and support you at every step of the purchase.

What Dubai Marina is and where it is

Dubai Marina is a tower district built around a 3.5 km man-made canal with two sea access points, between Sheikh Zayed Road and the Jumeirah Beach Residence beach, in west Dubai. Its main developer and master developer is Emaar, which started the area in 2003. Today the community Emaar manages has over 200 residential towers along about 3 km of shoreline, almost 8 km of waterside walkways, a mall and a yacht marina.

In DLD records it does not appear as Dubai Marina but as Marsa Dubai, and that official area also includes JBR, Bluewaters and Dubai Harbour. That is why the register counts over 57,000 flats in 387 towers and only 55 villas. By type, 37% are 1-bedroom flats, 36% 2-bedroom and 16% 3-bedroom. Studios are only 7%. That is the name to use if you look up its deals in the public data, and it helps to know the figures mix all four areas.

It is one of the few areas of Dubai where you can live without a car. The tram runs 10.6 km with 11 stations between JBR and Al Sufouh, has operated since 2014 and connects with the metro Red Line on Sheikh Zayed Road and the Palm Jumeirah monorail. Inside the Marina there is also a water bus every 15 minutes and a ferry to the old town.

Property prices in Dubai Marina

Over the last 12 months, ready flats in Dubai Marina sold at a median of about AED 1,990 per square foot, about AED 21,400 per square metre, about €5,200 or $5,800. A square metre is 10.76 square feet, the unit everything is advertised in in Dubai.

The gap with new-build is huge. Off-plan, the median is around AED 4,000 per square foot, double, because almost everything sold off-plan in the official area is new luxury towers, mostly in Dubai Harbour. And it is little: one sale in five. About 3,400 sales were registered over the last year, less than half the year before.

That shift explains why some figures say the area’s price per square foot fell 10% in a year. Flats are not worth less: fewer new towers, the expensive ones, were sold. Looking only at ready flats, the median went from about AED 1,770 to about AED 1,990 per square foot, 12% more.

Ready flats only, in the official DLD area, which includes JBR, Bluewaters and Dubai Harbour. The median mixes towers of different ages, so it shows the cycle, not the price of a specific flat.

Dubai Marina has something new areas lack: more than ten years of history. Between 2015 and 2019 the price of ready flats fell 24%, and it did not rise again until 2022. Since 2021 it has risen about 75%. Over the whole cycle, from 2015 to 2026, it has risen 34%, a little under 3% a year. That is how prices have moved, not a forecast: they can rise, stall or fall, and each tower moves at its own pace.

What a flat rents for and the yield

This table matches the median rent for each type of flat with what a ready flat of the same type costs in Dubai Marina:

All types yield about the same, 5.3 to 5.7% gross, and it is one of Dubai’s busiest rental areas: over 13,000 contracts registered in Ejari in 12 months for studios and 1 to 3-bedroom flats alone. Strong demand means a flat lets quickly, but also that it competes with many others.

Rents have their own cycle. The median for new contracts in the area was about AED 125,000 a year in 2015, fell to about 70,000 in 2021 and is back at about 124,000 in 2026. Over the last two years it has barely moved.

Costs come off the gross yield. The main one is the service charge, which in Dubai Marina buildings has a median of AED 176 per square metre a year. This is how a 1-bedroom flat works out:

AED€$
Annual rent of a 1-bedroom flatAED 90,000€22,018$24,506

What you keep before management and empty periodsAED 76,448€18,703$20,816

Approximate figures, for illustration only.

On a price of AED 1,590,000, that AED 76,448 is a little under 5% before management, empty months and maintenance. Also ask whether the building bills chiller separately, which is common in the area’s towers. Try other figures in the rent estimator, which already has a 1-bedroom flat in Dubai Marina set up with its price. How much the fee weighs in other areas is in the guide to service charges by area.

New or older towers: where the yield is

Dubai Marina has towers from the early 2000s next to others handed over months ago, and they do not behave the same. This is how a 1-bedroom flat compares by tower:

Ready-flat sales and new rental contracts over the last 12 months.
1-bedroom flatMedian pricePrice per sq mRent on a new contractGross yield
Tower handed over in the last 3 yearsAbout AED 2,600,000About AED 34,900AED 110,000Around 4%
Older towerAbout AED 1,700,000About AED 22,600AED 90,000Around 5.3%

In a new tower the flat costs 50% more per metre and rents for only 20% more. So it yields less, around 4% gross. What you pay extra for is the new building, the finishes and often better views. An older tower yields more, but check its condition, planned special levies and the service charge carefully.

Neither option is better on its own. If you want income, a well-kept older tower usually fits better. If you want a home that holds its value and lets to a demanding tenant, a new one. The differences in price, payments and rent between new and ready are in the guide to off-plan vs ready property in Dubai.

Short lets in Dubai Marina

Dubai Marina is one of Dubai’s largest holiday-let markets. Platforms that track listings count over 3,200 active homes, almost half of them 1-bedroom, with an average rate of about AED 877 a night and average occupancy of 67% over the 12 months to July 2026.

That average hides very different months. In October and November 2025 occupancy was above 90%, and in March and April 2026 it fell below 30%. These are also estimates based on listings, not official data, and the revenue is gross: the operator’s fee, cleaning, utilities, furniture and the nightly fees still come off.

To let by the night, each home needs its DET holiday home permit and is usually run by a licensed operator. Before buying with that in mind, confirm the building allows it. It is explained in the guide to the holiday home permit. If you prefer a long-term tenant, the steps are in the guide to renting out property in Dubai.

Buying off-plan in Dubai Marina

Dubai Marina is almost complete, so buying off-plan here is unusual. In 2026, up to October, only one new project was registered with the DLD in the whole official area, with 861 homes and handover planned for late 2031. What sells off-plan is mostly luxury towers in Dubai Harbour, at prices per metre double those of the ready Marina.

If it still interests you, it works as anywhere else in Dubai: you pay gradually during construction under a payment plan, everything you pay goes into the project’s escrow account and the purchase is registered in Oqood. Try a 60/40 plan in the off-plan calculator, which already has an AED 1,590,000 example, the median price of a ready 1-bedroom flat. Before booking, check the developer and the project as explained in the guide to choosing a Dubai developer.

For most buyers, the Marina will be a resale purchase. Then what matters is the title deed, that the service charge is paid up and that the developer issues the NOC for the sale. We help you choose the home, go through the paperwork with you and support you up to registration with the DLD.

What to check in a Dubai Marina flat

Two flats of the same size in Dubai Marina can perform very differently. These are the differences that matter most:

What to look atWhat to checkWhy it matters in Dubai Marina
The age of the towerHandover year and the state of common areas, lifts and façadeA 15-year-old tower and a newly handed-over one are registered in the same area at very different prices
Views and orientationWhether it faces the canal, the sea or another towerThey weigh on price and rent more than in areas without water
The service chargeThe building’s approved fee in the DLD indexIn towers with many amenities it can sit well above the median
The chillerWhether cooling is billed separately and how much it costsIt adds to fixed costs and is not part of the service charge
Short letsWhether the building allows them and which operators work thereThe Marina has a lot of nightly supply, and not every tower handles it the same way

Age matters most here. Many towers are over 15 years old, and with age come works on lifts, façades or cooling systems. Ask for the latest community accounts and about planned works before doing the numbers.

Look at what the flat faces too. One with canal or sea views does not sell or let the same as one facing the next tower, even in the same building. The Dubai Marina median mixes them all, so always compare with flats in the same tower or similar ones.

Dubai Marina compared with Business Bay, Downtown, Dubai Hills and JVC

This is how Dubai Marina sits next to other areas where people buy to let:

Medians over the last 12 months in each area, all sales, new and ready.
AreaPrice, AED per sq m1-bedroom rent per yearGross yieldService charge, AED per sq m a yearMetro

Dubai Hills Estate25,661AED 90,0006–6.5%200No
Jumeirah Village Circle16,006AED 70,0006–6.5%184No

Per square metre, Dubai Marina costs about the same as Dubai Hills, a little less than Business Bay and well below Downtown, with the same 1-bedroom rent as Dubai Hills and the lowest service charge of the five. Against JVC it costs much more per square metre and yields slightly less, but it has a beach, a metro and a tram, and a resale market with many years of data. If you want the highest yield on a small budget, see the guide to investing in JVC. If you prefer a central area with lots of new-build, the one on investing in Business Bay. If you want a park, golf and schools inside the community, the one on investing in Dubai Hills. What suits you depends on your budget and whether you want income or growth.

Investing in Dubai Marina from the UK or the US

Buying in Dubai Marina is the same wherever you live: the purchase is registered with the DLD in your name and can be done remotely. What changes is the currency, how you send money and what you declare at home. If you do not travel to sign a step, you will need a power of attorney, and as the UAE is not part of the Apostille Convention it is legalised in a chain: notary, your foreign ministry, the UAE embassy and the UAE Ministry of Foreign Affairs. It is explained in the guide to the power of attorney to buy in Dubai, and how to move the money in the guide to sending money to Dubai.

Investing in Dubai Marina from the UK

A ready 1-bedroom flat at AED 1,590,000 is about $433,000. In pounds it depends on the day’s rate, as the dirham is pegged to the dollar and the pound-dirham rate moves with the pound-dollar rate. UK residents normally pay tax on foreign rental income, so the rent goes on your return to HMRC. Dubai is 4 hours ahead of the UK in winter and 3 in summer.

Investing in Dubai Marina from the US

With the dirham pegged to the dollar, that flat is about $433,000 and there is no currency risk. As a US citizen or resident you report the rent to the IRS, and if your foreign accounts exceed $10,000 you file an FBAR. New York and Miami are 9 hours behind Dubai in winter and 8 in summer.

From anywhere else

The purchase is the same. For what you declare at home, ask a tax adviser in your country.

It depends on what you are after. It has strong rental demand, a beach, a metro and a tram, and a gross yield of around 5.5% on ready flats. It is not the highest-yielding area, but it is one of the most liquid and with the longest price history.

What yield does Dubai Marina give?

Gross, 5.3 to 5.7% on ready flats and close to 4% in towers handed over in the last 3 years. After the service charge, a 1-bedroom flat keeps a little under 5%.

How much does a flat in Dubai Marina cost?

Over the last 12 months, the median ready flat sold for about AED 1,060,000 for a studio, AED 1,590,000 for a 1-bedroom, AED 2,550,000 for a 2-bedroom and AED 4,000,000 for a 3-bedroom.

How much is the service charge in Dubai Marina?

The building median is AED 176 per square metre a year, one of the lowest among tower districts. In towers with many amenities it can be much higher, so always check the specific building.

Can I let by the night in Dubai Marina?

Yes, with a DET holiday home permit for each home and if the building allows it. It is one of Dubai’s largest holiday-let markets, with over 3,200 active listings.

Does Dubai Marina have a metro?

Yes. The tram runs through the Marina and JBR and connects with the metro Red Line on Sheikh Zayed Road.

Is Dubai Marina or Business Bay better?

They cost and yield about the same per square metre. Dubai Marina has a beach, a tram and a more mature resale market; Business Bay is more central and has more new-build.

Does a Dubai Marina home qualify for the Golden Visa?

Yes, if it is worth at least AED 2,000,000. The median ready 2-bedroom flat in Dubai Marina is already above that figure.

Can I invest in Dubai Marina from the UK?
