A post-handover payment plan Dubai leaves part of the price until after you get the keys, often over 2 or 3 years, with post-dated cheques or another guarantee. On an AED 1,000,000 example with 60% until handover and 40% over 3 years, the instalment is about AED 11,100 a month, roughly €2,700 or $3,000. Gross rent for a 1-bed in JVC or Arjan usually runs AED 70,000–85,000 a year: in many cases it does not cover the instalment alone, and you still subtract service charge, voids and management. We handle every step: we choose the plan with you, compare the instalment with area rents and stay with you through handover and letting.

What a post-handover plan is
A post-handover plan is a payment plan where part of the price is paid after handover. It does not replace a 60/40 or a 20/80: it is a variant where the handover share is spread over 1, 2, 3 or more years. The usual 60/40, 50/50 and 20/80 types are in the guide to off-plan payment plans; here we go into instalment figures versus rent, post-dated cheques and what happens if you do not rent.
The idea is to rent the home while you finish paying. That does not mean rent covers the instalment: it depends on the remaining percentage, the years, the area and whether you let long-term or as a holiday home.
How it is structured: percentages, years and cheques
Each developer sets the plan in the SPA. Typical shape:
- A share before handover, by dates or construction milestones, paid into the escrow account.
- Handover, with snagging and title. The process is in the guide to handover and snagging.
- The balance in instalments after the keys, often with post-dated cheques or another guarantee if you do not have a UAE chequebook.
A common example is 60% until handover and 40% over 2 or 3 years. Another is 70/30 or 80/20 with a shorter balance. The contract sets whether instalments are monthly, quarterly or yearly, and what happens if one is unpaid.
Instalment versus rent by area
Take an AED 1,000,000 home (about €97,000 or $109,000) with 60% until handover and 40% over 3 years after. The balance is AED 400,000: about AED 133,000 a year or AED 11,100 a month (about €2,700 or $3,000).
If the same 40% is spread over 2 years, the instalment rises to about AED 16,700 a month. Over 4 years, it falls to about AED 8,300 a month.
| Area | Gross 1BR rent/year | Example instalment/year | Does rent cover it? |
|---|---|---|---|
| JVC | AED 70,000–85,000 | AED 133,333 | No |
| Arjan | AED 70,000–80,000 | AED 133,333 | No |
| Business Bay | AED 95,000–119,000 | AED 133,333 | No |
| Dubai Hills | AED 85,000–120,000 | AED 133,333 | No |
| Dubai Marina | AED 91,000–155,000 | AED 133,333 | Only at the high end |
Gross rent for a 1-bed on new stock, from the guide to yields by area, usually sits below that annual instalment in JVC, Arjan, Business Bay and Dubai Hills. In Marina only the high end of the range gets close. A holiday home at 8–12% gross on AED 1,000,000 would be AED 80,000–120,000 a year: closer, but still short of AED 133,000, and management often takes around 20%.
If you subtract an indicative service charge of about AED 12,000 a year on a ~70 m² flat, net long-term rent at 6.5% gross (AED 65,000) is around AED 53,000 a year, about AED 4,400 a month: well below the AED 11,100 instalment. Run your numbers in the off-plan calculator and the rent estimator.

If you do not rent or rent does not cover it
The plan does not require you to rent. If you do not, or if rent falls short of the instalment, you pay the difference from your own pocket. The SPA instalment remains due even if the home is empty.
If a post-handover instalment is unpaid, the procedure is the one in the guide to a missed off-plan payment: the developer can notify the DLD and the DLD gives you 30 days. With post-dated cheques, a bounced cheque can also be enforced, though since 2022 it is no longer a crime unless in bad faith.
Before you sign, leave a buffer: void months, service charge, management and an FX cushion if you pay from another currency. How to let the home is in the guide to renting out your property in Dubai.
Post-dated cheques and non-residents
On many post-handover plans the developer asks for post-dated cheques for each instalment. You need a UAE bank chequebook. If you buy from abroad and do not have one, some developers accept alternatives: a third-party cheque with a commitment letter, a management company or, less often, a transfer-only plan. Payment methods and alternatives are in the guide to payment methods and EOI.
Sign cheques only if you will have the money on each date. A bounced cheque can bring developer fees and enforcement of the amount.
Service charge, voids and management
On top of the plan instalment, as owner you pay service charge from handover, even if you do not rent. In voids there is no rent and the instalment continues. If you hire management for long-term or holiday home, it usually takes a share of the rent. Annual costs are in the guide to costs of owning a flat and service charges by area.
Post-handover payment plan Dubai from the UK or the US
The plan is set in the SPA in Dubai. What changes is the currency you pay from, how you send each instalment and the time difference with Dubai.
Buying from the UK
You pay in pounds for instalments in dirhams. A move in the pound-dollar rate changes what each cheque costs you. Send early to the account in the SPA, in dirhams, and keep every receipt. Dubai is 4 hours ahead in winter and 3 in summer.
Buying from the US
You pay in dollars and the dirham does not move. The weak point is transfer time: send with a few days’ buffer and with your unit reference. New York and Miami are 9 hours behind in winter and 8 in summer.
Risks and when it makes sense
It makes sense when you can cover the instalment from savings even if rent fails for a few months, when the post-handover share and the years leave a manageable instalment, and when you have sorted cheques if you do not live in the UAE. It is tighter when the balance is large over few years, when you rely 100% on rent or when you sign cheques with no buffer.
Compare it with a plan that clears more at handover and with a non-resident mortgage if you prefer bank debt to developer instalments. Off-plan purchase risks, one by one, are in the guide to off-plan property risks.
Things to keep in mind
- A post-handover plan leaves part of the price until after the keys, often 2 or 3 years.
- On a 60/40 of AED 1,000,000 over 3 years, the instalment is about AED 11,100 a month; gross 1BR rent in JVC or Arjan often does not cover it alone.
- Holiday home at 8–12% gross gets closer than long-term at ≈ 6.5%, but does not guarantee covering the full instalment.
- If you do not rent, or rent falls short, you pay the difference. The SPA instalment still stands.
- Post-dated cheques need a UAE chequebook or an alternative the developer accepts.
- Add service charge, voids and management to the plan before you sign.
If you are looking at a post-handover plan, we handle every step: we compare the instalment with area rents, review the SPA and stay with you through handover and letting.
Frequently asked questions
What is a post-handover payment plan dubai?
It is a payment plan where part of the price is paid after you get the keys, often over 2 or 3 years, with post-dated cheques or another guarantee.
Does rent cover a post-handover instalment?
Not always. On an AED 1,000,000 example with 40% over 3 years, the annual instalment is about AED 133,000 and gross 1-bed rent in JVC or Arjan usually sits below that.
What are post-dated cheques on a post-handover plan?
Cheques dated in the future for each instalment. You need a UAE chequebook, or an alternative the developer accepts if you buy from abroad.
What if I do not rent on a post-handover plan?
Nothing in the contract forces you to rent, but the instalment remains due. If you do not pay, the DLD missed-payment procedure can start.
How much is the instalment on a 60/40 post-handover of AED 1,000,000?
If the 40% is spread over 3 years, about AED 11,100 a month. Over 2 years, about AED 16,700. Over 4 years, about AED 8,300.
Can I sign a post-handover plan without being a UAE resident?
Yes. The SPA does not require residency. What changes is how you deliver post-dated cheques: a local chequebook or an alternative the developer accepts.
Can I take a post-handover payment plan Dubai from the UK?
Yes. The plan is set in the SPA. From the UK you pay in pounds for dirham instalments: send early and allow for the pound-dollar rate.
Does a holiday home cover the instalment better than long-term rent?
The gross holiday-home range is higher, 8–12%, versus about 6–8% long-term. Even so, after management and voids, do not assume it covers the full instalment.
What if I miss a post-handover instalment?
The developer can notify the DLD and the DLD gives you 30 days. With post-dated cheques, a bounced cheque can also be enforced.
How is it different from a normal 60/40?
On a classic 60/40, the 40% is paid in one go at handover. On the post-handover variant, that 40% is spread in instalments after the keys.
